The system for selling to apartment managers.
Two halves. The Playbook is the written sales process, white paper, and study guide for landing property management accounts. The Research Engine turns a list of property addresses into priced, qualified, contactable prospects, by the location, for less than the cost of driving past them.
The Playbook
Everything we know about selling field services to multifamily, written down. Who buys, the four gates, per-door pricing, the compliance packet, the outreach cadence, the walkthrough, and how one building turns into a portfolio.
- White paper on the property management sales process
- Study guide with scripts, checklists, and worksheets
- Pricing model you can adapt to your trade
- Vendor compliance packet templates
Ask for it on the form below and pricing comes back the same day.
The Research Engine
Upload addresses. Get back unit counts with proof, stories, laundry, management company, a contact email, imagery, and a price. Sold per location with a human review before anything goes out.
- Up to 500 properties per run
- Every number comes with its source
- Priced by your formula, editable live
- CSV or Excel export with images and email snippets
Priced per location with a minimum batch. Send your territory and we quote it the same day.
Eight facts, each with a source
| Unit count | With a verbatim source quote. "Units available" language is rejected. |
|---|---|
| Stories | From listings and imagery, so access multipliers price correctly. |
| In-unit laundry | Yes, no, or unknown, with the evidence. Decides whether a dryer vent job exists. |
| Management company | Who actually signs off, pulled from the property site and listings. |
| Contact email | A published address, usually at the management company. |
| Imagery | Satellite with parcel outline and four street views for the walkthrough. |
| Owner and parcel | Owner entity and mailing address where parcel data is available. |
| Price | Your formula applied per property. Edit a field and it reprices instantly. |
Per-door pricing, priced before you call
A dryer vent cleaning formula: setup fee plus a per-unit rate, multiplied for vent access and building height, with a minimum per building. The target is $14 to $20 per door.
Change the rate or a multiplier and every property in the run reprices. Walk into the office already knowing the number.
Addresses in, prospects out

Send addresses

Qualification and pricing
Properties get qualified or disqualified for your service and priced by your formula. Yellow rows need a human look.
- 04
You review, then pitch
A spreadsheet with everything, the images, and an email snippet per property. Nothing is sent until a person says so.

Read itWhat is The Machine?
A complete system for selling field services to apartment communities and property management companies. The Playbook is the written sales process, white paper, and study guide. The Research Engine is a tool that turns a list of property addresses into priced, contactable prospects.
What does the research include for each property?
Unit count with a verified source quote, number of stories, whether units have in-unit laundry, the management company, a published contact email where one exists, satellite and street imagery, parcel owner information where available, and a price based on your formula.
How is research priced?
Per location. Research cost per property is low enough that a batch of a few hundred properties is a fraction of what a day of driving and cold calling costs. Exact pricing is on the call, and there is a minimum batch size.
Does anything get sent to property managers automatically?
No. Every prospect is reviewed by a human before any outreach. The Machine gives you the list and the pitch. You or our sales team makes contact.
Which trades does it work for?
It was built for dryer vent cleaning and expands service by service. Pressure washing, gutters, striping, and landscaping are the next modules. If your trade sells per door or per building, it fits.
