Sales

Teach it. Train it. Or let us run it.

Three ways to get a sales function that lands property management and commercial accounts. All three are built on the same playbook. Pick the level of involvement that fits how you want to spend your week.

The problem

Residential keeps the lights on. Accounts build the company.

One-off jobs mean you start every month at zero. A property management account is a contract for every building in the portfolio, on a schedule, invoiced to one office that pays on time.

Most contractors never land those accounts because they do not know who buys, what the gates are, or how to price per door. We do. We have done it for our own trades and we do it for clients every week.

The four gates a property manager checks
  1. Compliance. Insurance limits, additional insured, W-9, licenses, portal registration. Miss one and you are not on the list.
  2. Capacity. Can you do 40 buildings in a quarter without falling apart. They will ask.
  3. Price per door. They think per unit and per building, not per job. Your pricing has to speak that language.
  4. Responsiveness. Same-day replies, on-time arrivals, and invoices that match the PO. Prove it before they hire you.

Pick your level

Retainer plus commission is our lowest-priced option, because our pay is tied to your closed work. Fixed-price programs are quoted on the first call.

Run

For the owner who wants it handled

Monthly retainer plus commission

We become your sales department. A named lead, VAs doing research and follow-up, and a pipeline you read once a week. You take walkthroughs and signatures, or we do.

  • Everything in Train
  • Named Intrepid sales lead on your account
  • Virtual assistants for research, lists, portals, follow-up
  • Outreach to property managers and commercial accounts
  • Weekly 30 minute call and written pipeline report
  • Commission only on closed, paid work

Every option comes with a written scope and a number before you sign anything. Retainer size depends on your trade, ticket size, and territory. Commission is paid only on work that closes and gets paid.

The playbook

What a run engagement looks like

  1. 01

    Target list

Every management company, portfolio, and commercial account in your territory, ranked by fit. The Machine does the property research so we know unit counts and contacts before the first call.

  2. 02

    Offer and pricing

A per-door, per-building, and per-portfolio price that hits your margin and reads clean on a property manager’s desk.

  3. 03

    Compliance packet

Insurance certificates, W-9, licenses, safety docs, and the vendor portal registrations. Ready before anyone asks, because they will ask.

  4. 04

    Outreach

Email, phone, walk-ins, and LinkedIn in a set cadence. Every touch logged. Every reply followed up the same day.

  5. 05

    Walkthrough and close

A walkthrough script that finds the work and a proposal that makes the yes easy. Signed accounts hand off to your crew with notes.

  6. 06

    Grow the account

One building becomes the portfolio. Reviews, referrals to the next regional, and add-on services on a schedule.

Already have leads?

We will work the ones you have, too

Website forms, Google calls, referrals. If they are not answered in five minutes and followed up seven times, half of them die. Every run engagement includes speed-to-lead and follow-up on your existing inbound so nothing you paid for goes to waste.

FAQ

Sales questions owners ask

Straight answers. If yours is not here, ask us directly.

What is the difference between teach, train, and run?

Teach is for owners who will sell themselves and want the playbook, the scripts, and coaching. Train is for companies with a salesperson or a team that needs a process, targets, and accountability. Run means we become your sales function on retainer plus commission, using our people and yours.

How is a run engagement priced?

A monthly retainer that covers the people and the outreach, plus a commission on closed and paid work. Retainer plus commission is our lowest-priced sales option. The exact numbers depend on your trade, ticket size, and territory, and you will see them before you sign anything.

Who actually does the selling?

A named lead from Intrepid owns the pipeline. Virtual assistants handle research, list building, portal compliance, and follow-up. You or your closer take the walkthroughs and the signatures unless you want us to take those too.

How long until we see signed accounts?

Property management sales cycles run 30 to 120 days depending on how vendor approval works at each company. In our experience, the first 90 days produce a working pipeline and the first signed accounts, and months four through twelve are where the portfolio work compounds.

Do you sell residential work too?

Yes, but the focus is commercial and multifamily because that is where recurring revenue lives. If you have a residential lead flow already, we make sure every lead gets worked and followed up.

What do you need from me?

Your pricing, your capacity, your insurance certificates, and a weekly 30 minute call. That is it. We handle the rest.
